RIP Bill McCorkle

I'm deviating a moment from the subject of SW Florida real estate .....

Bill McCorkle, my friend, was the son of a developer in Central Ohio, the latter of whom had many notable, high profile projects to his name.

Bill, in his own right, made his own mark on the Central Ohio property scene. As a Realtor, golf community developer, and so much more. I met Bill about 10 years ago on a dreary, rainy day in the somewhat rural suburban community of Lewis Center, Ohio at his Little Bear Golf Course project. I was president of a statewide organization of investment real estate Exchangors and wealth advisers at the time. When I first joined the organization, we met in the basement of a local Masonic Lodge. A few years later, we moved to a vacant training area belonging to a small business telecom business. That company changed hands and we were told that we needed to get our stuff out -- with about 12 hours notice.

That's when Tony Yacoub, who was my vice president, and Mike Lane, a long time national exchangor, suggested we meet Bill McCorkle. Bill had developed Little Bear, a beautiful high-end homes community surrounding an executive golf course.  Bill's sense of humor, which I soon came to know, came through in the name he chose for his development. Columbus area native and well known pro golfer Jack Nicklaus -- the "Golden Bear" -- had created Muirfield Village Golf Course in nearby Dublin. Just as beautiful a course, but on the smaller side being a Par 3 layout, Bill laid out his "Little Bear" Course -- a beautiful clubhouse facility, which was fairly new and only now being promoted for organizational meetings, weddings, holiday parties, or what have you.


The four of us met at the facility on that (literally) dark and stormy afternoon and we quickly knew it would work for our needs. Bill even graciously heavily discounted the weekly meeting space rental just so we would give it a try. There were members of our organization who said the new meeting place was too far north. Worse, some suggested, it was in Delaware County. "We should be meeting in Franklin County," they said. In those first weeks when we met at Little Bear, we had fairly strong membership representation. Only a handful of people stayed away. But eventually, they came back. And all came to realize this had been a good move.

Bill and I quickly became friends outside of the professional arrangement that began our meeting. I learned he was a pro bowler. And a GOOD one! In fact, the Professional Bowlers Association had a write up on him a day after his passing.

Even though he owned the facility and was always there helping put out coffee on Thursday mornings, at first Bill didn't attend our Exchangor meetings. One day he shrugged his shoulders and told me he probably should be going. As far as I know, after that he never missed a weekly meeting unless he had an appointment to show the facility to prospective users. And by attending those meetings, ultimately he did several deals with agents and other developers in the room. Which is the purpose of gatherings of experts in 1031 tax-deferred exchanges -- no matter where they occur.

Bill McCorkle, 62, died last week after a brief battle with cancer.

I had no idea he had been ill. We exchanged emails every couple of months after I moved to Florida several years ago. But he never let on bout his situation. Not once. I am told he only shared with our fellow practitioners in the Midwest after his began losing weight and it became obvious something was wrong.

I will miss him. I will miss his creativity, his smile, his willingness to go the extra mile. In fact, the OCREE organization this year decided to create a "Give An Extra Inch" special award to be presented periodically to members who go above and beyond to take care of their clients, to make a difference in a transaction, and to help their fellow practitioners. Accordingly, the initial recipient was to be Bill McCorkle himself.

Bill did not live to accept the award, nor did he know what was in the works. Still, I know he would be pleased, and humbled at the same time.

2017 SNAPSHOT --- International Buyers Continue To Love The Sunshine

Florida remains the top destination of international buyers purchasing U.S. residential real estate in 2017, with 22 percent of all foreign buyers who bought residential property in the United States.

Further, sales in Florida to international buyers hit $24.2 billion this year, up from $19.4 billion in 2016, according to Florida Realtors and the National Association of Realtors. The study covers the 12-month period of August 2016 to July 2017. This equated to 61,300 Florida properties, compared to approximately 47,000 properties in 2016.


Purchases by international buyers accounted for 21 percent of Florida's residential dollar volume of sales, a 2 percent increase year-to-year. Across the U.S., international purchasers comprised 10 percent of the dollar volume of existing sales.

The snapshot report also notes that the share of purchasers from Canada rose, the share of buyers from Latin America and Europe declined, and the share of buyers from Asia and Africa remained unchanged.

2017 B.E.A.R. Leadership Academy

This morning was graduation, during the monthly BEAR Breakfast Meeting. Today's event took place at Miromar Lakes Golf and Beach Club in Estero.

Roger, thank you for a tremendous year at the helm of BEAR. 'GREEN' Is The Way To Go

So last week, I received news that I have been certified by the National Association of Realtors as a "GREEN" REALTOR. This is a rather rare designation, but one that is growing across the United States.

The GREEN revolution in real estate is picking up steam and is not going to back off. More and more buyers want properties that are constructed from sustainable materials, and to make their existing homes and buildings more energy efficient, through the use of Low-E windows, geothermal heating, solar panels, and more.

 
GREEN-certified REALTORs are unique in that we have a better understanding of the cost savings of making existing homes more green, and how green homes -- whether existing or new construction -- command higher premiums because of the increasing demand from a public that is more aware of our environment. Hours of specialized training was part of earning this designation, with an entire day spent at Babcock Ranch in Punta Gorda, FL -- America's first entirely solar-powered town.

As I mentioned, more and more consumers want to go green. Many do it for the cost savings. Others do it because of the growth of use of sustainable materials. And some home buyers just want to feel like they are making a difference.

Hurricane IRMA Aftermath: What Next For SW Florida Real Estate?

Except for piles of debris that will be removed in the coming weeks and months, some commercial signage that needs to be repaired, and the occasional palm tree that is pushed askew, for the most part you would never know a Category 3-4 hurricane roared directly through here on September 10. The impact from Hurricane Irma on the Southwest Florida real estate market will not be fully known for several months.

As expected, the event substantially affected the month of September. Residents evacuated in large numbers, many businesses were without power and had to remain closed for prolonged periods, and real estate closings scheduled to occur during the month had to be delayed. The result was that closings in the Naples, Bonita Springs and Estero combined market were down 35% for the month when compared with September 2016, and Marco Island closings were down more than 50%. In the coming months, we will carefully monitor data on all listing and sales activity by area and price range to help us fully understand the impact of the storm based on specific segments of the market. 

I am optimistic. At the time of this report, all signs point to a busy season. Car carriers are unloading cars daily. Buyers are arriving daily and making purchases, and many winter residents are completing clean-up to their property and preparing them for the market. Restaurants and other businesses are back in full swing, and traffic is heavier than a month or two ago.

The fact that there was, with few exceptions, virtually no structural damage to homes, but instead we saw landscape damage and damage to pool cages, has actually spurred buyers to pull the trigger. Credit that to stronger building codes in the wake of Hurricane Andrew in the early 1990s. That quality is translating to assurance for buyers.

Further, the infusion of Federal and private insurance monies continues to pump life into the market. People need homes but, just as importantly, a new demographic is going to have the money to "move up." Investors are smart folks -- for the most part. Many who saw what happened after Andrew, and even in the year 2006 following Wilma, will jump at the opportunity to invest.

We have a vibrant stock market, national unemployment under 4.5 percent, and we live or own in that slice of Paradise everyone wants.

Little Rain and Wind Event In SW Florida

So as you may know, we had a little rain and wind event along the Paradise Coast.

Power is out in many areas, but roads are more passable now than they were early this morning. Power is out in Estero. Parts of Bonita Springs and Naples have power, but mostly it is out. Bonita has a lot of flooded homes east of US 41 and east of I 75. Marco Island has a lot of water in the streets, and took a direct hit from the eye. Of course, the eye rolled right over our neighborhood in Naples. Lost a tree and some damage to the pool cage, but all seems to be in order otherwise. MOST THANKFUL that the storm surge did not reach our development. Of course, no power and gasoline is in short supply.

Collier water system is damaged so we are boiling water. FPL says power will be restored within a week. That would be amazing!!! Many Publix grocery stores opened today. The Fort Myers Southwest Florida International Airport is opening late today.

More to come. We will rebuild our beautiful oasis along the Gulf of Mexico.....

Home Foreclosures WAY Down Across SW Florida, Sunshine State

According to a report released today by ATTOM Data Solutions, most of today's foreclosures in SWFL and across the Sunshine State are on loans made before the housing bust -- not on loans made in recent years.

While prices have rebounded in most areas and there are often bidding wars for properties (though not in this region at the moment), a review of foreclosure activity for the first six months of 2017 shows a steady decline in foreclosures in Florida. The same examination shows eight states have seen such activity rise during the same period.



The Naples Daily News this morning reminded readers that in this region eight to 10 years ago: After a housing boom, foreclosures in Lee County bottomed out in October 2005 when 127 were filed. They reached a high of 2,665 in October 2008, when the county represented one of the nation's foreclosure capitals.

Fast forward to today: Foreclosures are down in Collier County 32 percent during the first six months of this year compared to the first six months of 2016. In Lee County, the number of foreclosures are down 31 percent during the same period. In Charlotte County, foreclosures are down 44 percent year over year (for the first six months). This compares to the nation, which is down 20 percent during the first six months of 2017 when compared to a year ago.

Home Buyer Mistakes Are Easy To Avoid

Our market here in Southwest Florida is one that is a little different than the rest of the USA.

Many of our home buyers are investing in their second home -- a vacation place for the winter months. We also have a number of owners here whose Naples or Bonita Springs address is one of three or four or even five homes they own around the world. As such, a very large percentage of purchases here are cash buys.

Still, we have our share of finance home purchases. Which is why I'm writing this particular blog post. You see, home buying blunders -- when they occur -- almost always revolve around the financial side of the transaction.

Having worked with many buyers, I thought I would put together a list of "Home Buying Blunders" that's a must read for anyone considering buying a home -- particularly for the first time.



First off I can tell you that half the battle and a lot of the blunders are all found in preparation, or lack thereof:

Home Buying Failures

1. Credit - Putting off making sure your credit in good order is no doubt one item that for many takes the longest. This means paying bills on time, knowing how to manipulate your credit card history, taking care of erroneous information etc.

2. Debt - Getting a handle on debt naturally follows good credit practices. Many new or first time buyers neglect their debt-to-income ratio, not knowing what an important factor in getting pre-approved (which is different than qualified). Generally your debt-to-income ratio should be 28% or lower, to be well qualified. FHA is currently 43% though sometimes can be higher with justification from the lender. VA loan limits are calculated with a debt ratio of 41%. These rules and limits do change, but less debt is obviously a no-brainer.

FHA loans have long been a loan of choice, as they have low down payments, and some FHA loans like a 203k allow funds for repairs or renovations to be structured into the loan (you cannot do the repairs yourself if you're financing, sorry).  If money is tight, there are many types of no-down payment and low down payment home loans -- though we don't see that much in this market. A lot of which type of home loan you roll with has to do with the property(s) you're interested in and what type of home is right for you.
The best thing to do after getting your credit up to the mid 600's is to talk with an experienced Realtor to help determine the loan types that are going to be best suited to your needs; new construction, foreclosure or rehab, VA, conventional, etc. An experienced Realtor will have a number of good lenders to refer to you to begin mortgage shopping and comparison.

Part of handling debt with regard to home buying is preparing for extra expenses likc earnest money.

3. Not getting pre-approved before asking for showings is a huge mistake. Pre-Approval is pracmatic. First of all, no real estate agent wants to work with someone who has not obtained a pre-approval letter from a lender. Put the shoe on the other foot. Don't be surprised if one of the first questions a real estate agent asks you is "have you talked with a lender yet" and don't be insulted or put-off by that question. As Realtors, it's an integral part of our job to help you connect with lenders that have the loan products best suited for your unique situation.

Further, if you make an offer on a property, you'd better have your paperwork include your pre-approval letter. In Southwest Florida, if you don't show a pre-approval letter or proof of funds (if you are paying cash), the sellers will assume you aren't serious. 

4. Not Speaking with more than one lender. Did you know that some lenders participate in varying forms of mortgage loan programs that others may not? Did you know that you might be eligible to get a conventional loan with less down payment than an FHA loan? Did you know that you might be eligible for a mortgage with only 5% down payment and not have to pay the nasty PMI every month or even at all? Did you know there are "no money down" programs that might be your best bet? 

While I am personally not a huge fan of these programs, they do exist. Don't pin your hopes on obtaining this type of program for your purchase, but its worth looking into.

5. Abusing your credit after getting pre-approved. Don't make the mistake of thinking that you are "good to go" once you have your pre-approval letter in hand. MANY home buyers have actually lost out on completing their home purchase due to abusing or using their credit unwisely. It is in your best interest to wait until after you have closed on your home before using any credit at all. Something as simple as a push mower purchase on credit after getting into contract on a property has killed more home purchase transactions than you can imagine.

6. Not having the home inspected by a professional. It doesn't matter if the home is brand new or older. A home purchase is the single most expensive purchase you will ever make. Why take the chance of buying a lemon? Have the house professionally inspected before you close the transaction.

7. Buying a home without a professional buyer's agent. Did you know that the seller is responsible for paying your Realtor's real estate commissions? If you enter into a purchase agreement without having the professional representation and protection of having your own Realtor, you could be costing yourself thousands of dollars without just cause. Would you go into a courtroom as a defendant without having your own professional representation? The listing agent promised to net the seller as much as possible. Buyers' agents represent you.

South Miami On FL East Coast Votes To Require Solar Panels On New Builds

South Miami is officially the first city in Florida to mandate new solar panels on all new homes.
The South Miami city commission last week voted 4-1 to approve the legislation, which also applies to existing properties whose owners increase the square footage of a home by 75 percent or more.

"The law passed after the commission was required to hold a third public hearing because of revisions made to the measure between the first and second reading of the ordinance. However, the votes in favor of the legislation were seemingly never in doubt as Mayor Phillip Stoddard, Vice-Mayor Bob Welsh and commissioners Gabriel Edmund and Walter Harris have steadfastly supported the measure since it was initially proposed."



In the weeks leading up to yesterday’s vote there was vehement opposition to the renewable energy law by representatives of builders groups and property owners who criticized South Miami elected officials for forcing residents and developers to install solar panels. This time around, there were less critics voicing their concerns.

There also are concerns that the new requirement may make affordable housing that much more out of reach for low income buyers.

Recent Mortgage Stats News Coverage Missed The Big Positive News

Recently, the nightly news and general newspapers business sections blurted out the news that mortgage applications are down -- signaling a possible slowdown to the economy and less-than-positive feelings about housing. Worse, that the Trump Economy was scaring new homebuyers away.

While the first part was correct -- yes mortgage applications are slightly down -- they never peeled back the book cover and asked WHY? Which led to the assessment that housing is going to stagnate. Blame it on media that no longer asks hard questions. But then I'm a recovering journalist with strong feelings about the state of the media today. But that's another story for another day ....

Here is the real story.

Mortgage refinance applications are WAY down. I mean DOWN. Somewhat because rates have inched up, but mostly because anyone who was going to refinance has already done so.

The more important news that was totally missed in most of the media coverage of the announcement is that applications for home purchases are WAY UP! Buyers are applying for mortgages for existing resale homes and new builds at a fast pace. Accordingly, builders are building. This is happening across the U.S.A.

And after nearly a decade of little development during the recession of some years ago, Southwest Florida is a hotbed of new development as well. As a lender friend of mine told me last week, his office hit a record for mortgage applications for home purchases in a single month. And he's been in the business for more than 30 years.

So the health of the housing market is strong! Here in SW Florida we have a little more inventory than the rest of the nation. Prices are stable in much of the Naples area, higher on Marco Island, and stable to a little lower in Bonita Springs and Estero (creating a buyers market there).

Even our typically slow summer season has seen steady interest from buyers. Which shows this market is becoming a little more of a year-round market for real estate, and not just busy from January through April!

Our Favorite North Naples Restaurant Has Closed



So our favorite restaurant in North Naples closed last week while we were in Colorado.

Fish Crazy Restaurant and Fishmarket, opened by Randy Essig (of Randy’s Fishmarket fame) and a partner in 2015, is no more. It opened up a long vacant space and was outstanding at the outset. But we noticed things sliding. Often they were out of menu items. Word is Essig and his partner may have had a falling out.
Nevertheless it will hold special memory for us. Its where we went frequently after house-hunting and Sunday open houses. It was where we spent hours sketching renovation plans for our home on cocktail napkins and paper placements.

And it’s where we discovered keylime martinis!

Randy – here’s hoping you open a new place soon! You are too much of an institution in SW Florida to leave the restaurant scene!

Quick Trip To Colorado

At Keystone in Colorado doing some work on property out here. 41 degrees this morning, with a walk around Lakeside Village, steam rising off two beaver ponds.

Great place to recharge. Working today, but looking up and out at the Rocky Mountains from time to time. GIANT rainbow trout in the lake (the lake is not fished, so they just get bigger). We stopped at the Continental Divide yesterday to look around. Still snow at the higher elevations.

Even though we are working on a property here, and both are working for our respective employers also today, this is a very relaxing way to head into a long holiday weekend.

There Is No Substitute For Experience

When it comes to real estate transactions, there still is no substitute for experience. As yet, no "app," or instant offer web service, helps get sellers where they want to be.

Which means a highest and best price available, if you are a seller. And in these days of new web tools offering instant offers, when you peel away the details, what it comes down to is this:  You are basically selling your home to a pawn shop for quick money, and in addition, paying a fee of up to 10 percent for the right to do so.

That's a higher commission fee than is charged in the vast majority of home sale transactions. SUBSTANTIALLY higher. Let that sink in for a moment.

So why use a Realtor, instead of an all-tech transaction? Besides experience, knowledge, and being an unwavering advocate for our customer? How does one define advocate? I have frequently used the phrase that I go to war on behalf of my customers. Further, why utilize the skills of an individual Realtor or Realtor team that has honed its transaction expertise through the trenches over and over again?



Here are just a few reasons to consider the benefits of an experienced agent:

- With the web or app approach, there is no one to spot problems early on and un-wrinkle them before they materialize.
- The web or app transaction can't walk skillfully through inspection issues.
- Legal hang-ups? How does the website or app wade through the hurdles with your attorney or your closing agent's attorney to smooth out any issues?
- Survey issues, issues regarding elevation certificates, wind mitigation and other challenges are routinely handled by experienced Realtors every day. Potential roadblocks tend to pop up at the worst time.

The seasoned Realtor has the skillset to hurdle these headaches on behalf of their seller, and routinely do so.

A lot of sellers will say their the transaction was easy. Again, we tend to help make it so and smooth the road so the buyer isn't faced with a myriad of eye-popping bottlenecks.

The bottom line: There is no substitute for experience.

May 2017 A HUGE Month For SW Florida Residential Real Estate


May turned out to be a very busy month for real estate in Southwest Florida. In the Naples, Bonita Springs and Estero segment, pended/in-contract sales soared 19 percent over May 2016. This is the highest number of pended sales for the month since 2014 and the second highest on record during the past 11 years! Average sales price year-to-date posted modest gains across the market from Marco Island through Estero.

While some neighborhoods have lower inventory than at the beginning of season, others remain oversupplied with 18 months to more than two years of product in some cases. AND, this does not include new product which is largely unaccounted for in MLS data.

It is important to know the absorption rates by neighborhood / building as well as by price range and product type in order to set a price that will attract buyers.

2017 B.E.A.R. Leadership Academy -- ESTERO and Bonita Springs History

Fantastic presentations this morning at the 2017 Bonita Springs-Estero Association of REALTORS (BEAR) Leadership Academy.

Bonita Springs Mayor Peter Simmons and Estero Village Council Member Katy Errington each discussed the histories of these wonderful communities, going back to Ponce De Leon in the 1500s, how both municipalities eventually incorporated, up through current development and conservation issues.

One thing that was key to both presentations -- one of the reasons our financial values are so high is because there has been careful attention paid to preserving the quaint, quiet nature of SW Florida. Miami and South Beach are great places to have some fun, but if we all wanted the fast paced lifestyle we would live there.

While I live in Naples, the same applies. Bonita and Estero are incredible places to live and work.

After a gorgeous, but VERY dry winter season, it is finally raining in SW Florida.

Yes, it is really, really raining. So much rain that Jim Cantore from The Weather Channel is in Naples. The colorful Cantore typically makes on-scene appearances only when the worst weather is about to hit, is happening or just occurred.



Any kind of publicity is good publicity, right? LOL

Up To Orlando For The Weekend

We made a quick trip up to Orlando for the weekend, and visited The Mouse while we were there.

Headed over to the Walt Disney World Magic Kingdom on Friday night after our arrival. Nothing short of magical, for sure. A soggy afternoon a the other parks on Saturday and Sunday. But still worth it.


Back in Naples. Heavy rains for the next several days. Making up for our VERY dry winter season.

Fantastic May 2017 Sales Stats: Congrats GVL Properties Group

I just cannot believe that it's already June 1st and Summer is here.

And according to our office broker Dave Jeronimus, it's even harder to believe summer is here when our JRW office wrote $47 million in sales for May! This is outstanding for what is considered an "off-season" month.

Furthermore, the six-person team of which I am a partner was No. 1 in the Bonita office for dollar-volume sales closed this past month. We GET THE JOB DONE FOR OUR BUYERS AND SELLERS! Congrats all around everyone!

So what have we done lately? HA! Stay tuned and find out. Welcome to summer!



Sea Turtle Nesting Season!

We walked Zones 1-5 on Bonita Beach at 6:30 this morning. Found three new loggerhead nests, and one false crawl, which is where the sea turtle crawls partway up the beach, changes her mind about laying eggs, turns around and returns to the Gulf.

A beautiful morning, with low rumbles of thunder far in the distance from a thunderstorm off the coast of Marco Island.

What's In A Number?


I was never terribly good with numbers, but as I matured I found a newfound love for them. Quite likely because I actually discovered the answer to the question every kid in school asks: “How will I ever use this?” when being taught a college level math principle for the first time. With real estate I put math principles into action.

But other numbers stick in my head also. Like the last four digits of the telephone number at my childhood home. Or the three digit street address of the same place. Most importantly, my daughter’s birthdate. Of course, there are the last four digits of my social security number.
And then there are the numbers no longer being used (as of last week) as one of the gate access codes of a condo complex along Vanderbilt Beach. Four simple numbers, but (and this may sound stupid) still a heartfelt reminder of loved ones no longer with us. When that complex installed parking gates to limit access to owners and guests many years ago, my father was president of the condominium association. It became the first gated condo complex along Gulf Shore Drive in Naples. 

In addition to individual owner codes, they added a handful more codes for use by vendors. Everyone from the landscapers to delivery drivers used these couple of added codes. When I didn’t have an opener with me to visit my Mom and Dad (who are both now deceased), I used one of these access codes.


Only a year ago, shortly after my Mom had passed (my Dad passed some 20+ years ago), did I learn the other code for use by vendors. A simple string of numbers, easily remembered, but very significant for me when I learned the digits were my father’s age at the time the gates were installed.
I never knew. Silly and stupid, right? But I was told by an original owner that when the gate mechanism was being programmed, they had to quickly come up with additional numbers. So my dad threw his age in there with some zeroes.

When I learned that a year ago, that’s the only code I used from that day forward. Every time. Until this past weekend . . .

Here’s where my story may have you rolling your eyes at me even more. And if I’ve lost you, my apologies. This is personal. So apparently there is a new owner who is convinced someone is gaining unauthorized access to her unit, even though she has changed the locks several times in the past few months. I think she is mistaken, and perhaps should seek some help. Nevertheless, she then started verbally attacking the current Board of Directors, telling them that everyone on the beach, or everyone in Naples, has the gate codes and anyone can just drive right in.

So to appease this new owner, whom most all of the year-round owners think is being unreasonable, the Board elected to change the codes. They are just numbers. And for a few months I think, they will only be known by newspaper delivery folks, UPS drivers, landscapers, etc. 

Dad died two years after the gates were installed. But for me, every time I touched those numbers into the keypad, it was like my Dad was still there. For the past year, I smiled a little more every time I punched in the code to let us into a place that my Mom and Dad adored. It was their peace and quiet away from work, and the hubbub of U.S. 41, and even the Midwest.



Times change. Security needs change. My Mom and Dad are still at this place. Sometimes we can smell my Mom’s perfume there. Some days it is stronger than others. As if she stopped to peek in and see how things are going. What's more, Dad’s fishing poles are still in the storeroom. 

The disappearance of a number doesn’t change any of that.

Post Mothers Day 2017

I'm hoping everyone had an enjoyable Mothers Day weekend a few days ago. I took Lauren and her son, Sean, on a dolphin watch-eco tour via Naples Bay with an hour-long stopover on Keewaydin Island. The water on the gulf side of the island was very choppy, but warm. Clear sky and millions of seashells of every variety and size!

This is the second year I call or stop by my mom's place to wish her a happy day. It's part of life. We miss her, but the saving grace is her pain was stopped before it got really bad.

A busy week so far. More news to come....

ONE NAPLES Development Proposed for Vanderbilt Beach Area

UPDATE, 5/18/2017 -- The One Naples open house took place last night at the Ritz, and as expected, the reviews are mixed. It appears to be a top-notch development. But the density and expected increase in traffic has many area residents concerned. I like the concept, but it is big, and the main tower will be taller than the Ritz-Carlton.

UPDATE, 5/17/2017 -- The Naples Daily News finally covered the news of the proposed development in their edition this morning. Not surprisingly, a few people are upset that the developers waited until most seasonal owners have returned north or west, and will be unable to weight in with their thoughts on the proposal. There is a big community meeting tonight at the Ritz-Carlton Beach Hotel to roll out the proposal and get some feedback. Unfortunately, I have a meeting in downtown Naples and cannot make it. I'm very curious how surrounding owners of residential and commercial property will react. More to come, I'm sure!

An interesting new luxury development --  ONE NAPLES -- is being proposed for the northeast corner of Vanderbilt Beach Road and Gulf Shore Drive in North Naples -- one of my favorite areas in all of Florida's Collier County.

While it hasn't been formally submitted for hearings and zoning approvals, project developer Stock Development has reached out to residents and property owners in the communities surrounding Vanderbilt Beach and invited them (myself included) to an open house event to learn more about the One Naples proposal.

The area, an assemblage of properties that has been for sale for about two years and marketed by Colliers International, is proposed to be the site of a 20-story condominium tower, low-rise condominium units at the corner of Vanderbilt Beach Road and Gulf Shore Drive,  and five-story mid-rise condo units overlooking Vanderbilt Lagoon. Popular restaurants Da Ru Ma and Buzz's Lighthouse Inn will remain, as will Barefoot Pelican and Vanderbilt Palms condo buildings.


 In addition, the proposal features a 75-slip marina on Vanderbilt Lagoon as well as commercial space, a new coffee shop and deli, and potentially a new restaurant.

Stock Development is a popular builder. It will be interesting to watch this high-end proposal wind its way through the approval process in Collier County.

Florida Condo Owners Just Got New Protection From Bad Condo Boards

The Florida Senate just joined the Florida House of Representatives in putting bad condominium boards of directors on notice.

No more nonsense.

The Florida Senate on Monday gave unanimous and final approval to a bill that imposes criminal penalties on condominium violations such as electoral fraud, theft of funds and conflicts of interests — all significant problems in different parts of the Sunshine State, but particularly in Miami-Dade County.

The 37-0 vote on the bill, already endorsed by the House last week in another unanimous vote, now goes to Gov. Rick Scott for his signature.

This is GREAT news for condo owners all across Florida.

Honored To Be Named To The BEAR Leadership Academy Class of 2017

I have been selected to be a member of the 2017 Bonita Springs-Estero Association of REALTORS (BEAR) Leadership Academy.

This intensive seven-month leadership development program is designed to hone Academy members understanding of the BEAR Board and the Florida Realtors statewide organization, and network with colleagues who share their commitment to professionalism.



It is designed "to provide members with engaging and educational events and speakers that will help REALTORS hone their leadership, communication, and management skills, and grow their success. The Leadership Academy helps develop the future leaders of BEAR and our community."


I am truly honored and humbled to have been selected to join this select group for 2017. I thank 2017 BEAR President Roger Brunswick, BEAR CEO Meighan Harris, and Leadership Academy Committee members Corlin Tucker and Chris Blondin for seeing the wheat beyond the chaff during my interview. 'Village With A Vision' Estero To Be Site Of New Lee Health Outpatient Campus

The building boom in Estero, Florida's newest city, continues.

And with it, Lee Health is following right behind. In a move expected for many months, the public hospital system’s elected governing board on Thursday formally signed off on spending $140 million to build a sprawling outpatient medical campus in Estero.

The 30-acre site, known as Lee Health at Coconut Point, will include a freestanding emergency room, an outpatient surgery center, a wellness center and a variety of other medical clinics to serve the affluent and fast-growing south Lee County community. Construction is expected to finish in 2018.

You Never Know Who Is Going To Drop Into The Neighborhood

A certain vice president by the name of Mike Pence has been in SW Florida of late. Vacationing on Sanibel Island this week, yesterday his motorcade was spotted in North Naples heading south on U.S. 41.

Scuttlebut has it he played a round a golf about a mile from our home at one of the more exclusive private clubs in the area. According to the Naples Daily News, club officials had no comment.

When I'm Not Working As Your REALTOR (which frankly is 24/7) . . . .



For several years now, I’ve volunteered with Turtle Time Inc., working with a crew of other volunteers monitoring beaches in Lee County for new loggerhead turtle nests, and hatched nests later in the season.

Turtle season kicks off April 14, and extends through August. All along the beaches in Collier and Lee County, and throughout coastal Florida, for that matter, as we move into summer you will find marked nests where sea turtles have crawled out of the sea to lay clutches of as many as 60 eggs. Female loggerhead turtles lay 3-4 clutches of eggs per season. But they don’t start laying until they are 30 years old. 





The most amazing part? They swim back to the same beaches and lay eggs within 100 yards or so from where they were hatched all those decades ago. 

Lauren and I were at day-long training with Florida Fish & Wildlife Conservation Commission in Punta Gorda last week. This training is required every two years. When we have an assigned area of beach, usually on Bonita Beach in Lee County, we walk that stretch starting around 6 am. Right at dawn before any equipment or hordes of tourists are out on the sand. We check to see if it is a false crawl (probably didn’t make a nest and lay eggs), or whether it is indeed a nest. We mark it with flags, call it in, and the more experienced individuals on the Turtle Time FWC permit come to the site, verify our findings, and then stake off the site. Latitude and longitude readings are taken, the nest is numbered, measurements are taken for distance to the waterline, and distance to the sand dunes and sea grasses. Photos are taken. 

As the summer rolls on, we get into hatching time. And then beach monitors are looking for late nests being laid, and for turtle nest hatches. 

I will write more, and publish photos, as we roll farther into season. 

Turtle Time is a fascinating organization with which to be involved, is key in Lee County to a very important conservation mission.

And MANY THANKS to the great people who have graciously taught us since we got involved in  2015 at Turtle Time. Eve Haverfield, who heads up the organization, and Lynne, Renee and Rae Ann, who have been patient in showing us the ins and outs of sea turtle conservation the past two summers. 

Please know, there is nothing so rewarding as to being out on the beach when it is barely light, and being the first people to see turtle tracks coming out of, and returning to the Gulf of Mexico. And then investigating and identifying new turtle nests. It is important.

Teaching Safety, One REALTOR At A Time

Back in March, in another social media forum, I mentioned that I had been asked to talk about safety for real estate agents.

Here is a photo from that event, the March breakfast meeting of the Bonita Springs-Estero Association of Realtors.

I was honored to be asked to speak on a subject for which I have so much passion -- personal safety. I presented a special REALTOR Safety module created from the Refuse To Be A Victim crime avoidance seminar curriculum. I have been a RTBAV instructor since 2002.

About 170 of my fellow REALTORs were in attendance at the event, which took place at Miromar Lakes Beach Club.
